The Good, The Bad, and The Ugly. THE GOOD - A 3 bedroom, 2 full bath duplex w/ a 1-car garage and deck with a value AFTER REPAIRS of $225,000 - $246,000 or an estimated rental of $2200/month. Furnace & A/C 5 years old, adjoining unit replaced their roof 3 years ago and I think this one might have been done at the same time it appears to have all newer windows. Ejector pit 4 years old. Newer washer, dryer, and water heater. THE BAD - upper floor bathroom subflooring is shot with the toilet is almost falling through (the water currently turned off to that bathroom). Also: Need to replace - all floor coverings, light fixtures, most doors, kitchen cabinets and really the whole kitchen, both bathrooms will need a full gut, many walls have holes in the drywall. THE UGLY - My pictures. On purpose. They paint a very accurate picture of the unit. No photoshopping here. I had to do that because there will be NO SHOWINGS. The current tenants will not accommodate showings and they will even require up to 30-days after closing to find a new place. All the junk in the house and garage will remain - there will not be a cleanout. The lower floor bathroom is functional but the upper level bathroom flooring is dangerous. The joists appear ok but the subfloor around the toilet is rotted through. This is a flippers delight, handyman special and I don't think it will qualify for.
